Save Money with Proper Furnace Maintenance

Keeping your furnace in peak operating conditions starts with proper maintenance. Many homeowners wisely turn to a professional for their annual furnace maintenance, and for some very good reasons:

  • A tuned-up furnace operates at greater efficiency, saving you energy costs.
  • Small problems can be detected and resolved quickly and easily, before they become big problems.
  • Make sure carbon monoxide is being expelled to the outside.
  • Keep your warranty in force with regular service and maintenance.
  • A well-maintained furnace has a longer lifespan.
  • Cleaning the furnace and changing the filters helps ensure that clean air is circulated throughout your home.
  • A professional technician can check for any problems, tighten any loose components, and help you pinpoint any issues that should be addressed.

Basic DIY Maintenance

There are also a few basic helpful maintenance steps that you can do yourself.

Change the filters: Start by inspecting your air filters every 30 days. A dirty or clogged air filter should be replaced. Clean filters will not only help to maintain the air quality of your home but will also make your HVAC more efficient.  Dirty filters also make the internal parts in your furnace work harder, which could result in a costly repair bill down the line.

Clean the registers: Forced air systems send air to different parts of your home, so it is a good idea to clean the HVAC registers regularly. A simple wipe down of your registers can help keep dust and debris to a minimum. If your home has a basement that houses your furnace, always make sure there is nothing obstructing airflow. Always make sure to maintain at least 2 feet of space around the unit.

Check for air leaks in your home: Air leaks happen when outside air seeps in through cracks around doors, windows, or other parts of your home. Air from the outside is let in and indoor air can escape, which makes your furnace work harder to heat your home. In addition to air leaks interfering with temperature regulation, unaddressed air leaks can also compromise the structural integrity of your home because moisture can become trapped in unsealed crevices.

If you detect drafts or air leaks:

  • Apply caulk and/or weatherstrip tape around leaky doors and windows.
  • Seal air leaks around any plumbing or ductwork that leads to the outside.
  • Check wall and ceiling surfaces for mold or discolouration, particularly in corners and low down near baseboards.

Sealing air leaks should provide a noticeable improvement in the indoor comfort of your home as well as provide energy cost savings. Also, your furnace will not need to run as long to warm your space when leaks are properly sealed. If you find that your home isn’t properly insulated, consider contacting an HVAC professional to assess your insulation needs and make the appropriate recommendations. A professional technician can assess the leaks in your home and properly seal ducts and hard-to-reach areas.
